Co-Living Spaces in Dubai Experience Surge in Demand Among Young Professionals


Dubai is witnessing a surge in demand for co-living spaces, particularly among first-time residents in their 20s and early 30s. As more individuals embark on new roles or endeavors in the city, the popularity of co-living accommodations is on the rise, accompanied by an upward trend in rental rates.

Danielle Hall, founder of Co-Living Legends, noted a significant increase in listings for co-living rooms across Dubai, with approximately 3,500 rooms currently available. While options range from individual rooms offered by homeowners to shared accommodations among friends or colleagues, established co-living companies like Co-Living Legends remain relatively few compared to other global cities.

Industry sources suggest that if current demand levels persist, an additional 3,000 to 5,000 co-living rooms could be added to the market in no time. This trend reflects a growing preference for convenience and lifestyle over affordability among residents seeking rental accommodations in Dubai.

Rentals for co-living spaces in Dubai typically start at Dh4,000 per month, with premium options priced above Dh6,000. According to Hamza Abu Zannad, co-founder at Axiom Prime Development, co-living has become highly sought after by new expatriates, offering investors the opportunity for high-yielding and secure premium rentals.

Landlords are also exploring the potential of co-leasing arrangements, leveraging the rising demand for co-living spaces. However, there is a need for greater education among developers and landlords about the concept of co-living, which prioritizes individual occupancy and comfort.

Corporate clients, including those from similar industries such as real estate, legal, and marketing, are among the primary tenants of co-living spaces. Additionally, companies are increasingly approaching co-living providers to house small groups of their staff, highlighting the versatility and appeal of this accommodation option.

With leases typically ranging from six months to a year, co-living spaces offer flexibility for both tenants and landlords. Landlords have the opportunity to maximize returns by catering to the evolving preferences of residents, whether through traditional long-term leases or innovative co-living arrangements.
